
What an hourly instructor in your space does and does not change

Most owners who look at renting their quiet hours reach the same point quickly. The arithmetic makes sense. The empty Tuesday afternoon costs money whether anyone is in the room or not. And then a different set of questions arrives, the ones that are not about money at all.
What will my team think? Will an outside instructor take my clients? Who is responsible if something goes wrong? Am I signing up for a second job managing someone else's business in my building?
These are the right questions. They are also the ones most platforms skip, because the honest answers include a few things that stay with you. This post goes through them one at a time: what changes when an independent instructor runs sessions in your hours, and what does not.
Will it unsettle my team?
It can, if it arrives as a surprise. It rarely does when the team hears about it first and gets first refusal.
The hours you open are the ones your own timetable does not use. Nobody on your team is losing a class. And many owners find that the first instructor they approve is already on their team: someone who wants more hours than you can give them, or a session of their own they have been asking to run. Opening your quiet hours to your own people before anyone else is a simple way to make it an opportunity rather than a threat.

Will an instructor take my clients?
That risk exists already, whether Trimio does or not. An instructor who wants to run their own sessions will do it somewhere. The question is whether they do it in your space, paying your rate, with you knowing who they are and when they are there, or down the road in someone else's.
The instructors who use your hours bring their own clients. They book through the app at the instructor's price, for the instructor's session. Your own clients keep booking your classes, at your prices, the way they always have. Nothing in Trimio gives an outside instructor access to your client list, and nothing gives your clients a reason to leave.
What it can do is put a different kind of person in your building at a time it was empty: someone who teaches movement, whose clients now know where your studio is. Some owners treat that as a quiet form of exposure. Some go further, and find the instructor they would like to hire.
Will I be managing someone else's business?
No. The instructor runs their own session. They set their price, their class size and the time they need for set-up and wrap-up. Their clients find the session in the app, book it and pay for it there. You do not take bookings, collect payments or chase anyone.
When a session runs, you are paid your hourly rate for the time the instructor's session needs, less one service fee on your own takings, made up of 13% of that revenue and $1.00. Your payout usually reaches your bank within two business days. The app creates the record on your behalf, so there is no invoice to raise and nothing to reconcile. If a session runs thin, the instructor covers the difference, not you. If nobody books, nothing runs, and you pay nothing.
Do I need to be there?
No. Supervising your space does not mean standing in it.
You supervise it the way you would supervise any hire. You choose who comes in. You decide how they get in: a keypad code of their own, a lockbox, a key, or someone already on site. You set the house rules and add the notes only approved instructors see, such as where the head cushions live or how the lights work. And the app keeps a rolling record of who used your room and when.
Many owners are there for the first session to show the instructor around, then hand over their own way in. Trimio does not hold keys or codes. You share access details in a private thread in the app, on your terms.
What stays with me
This is the part worth reading before you list, not after.
Choosing who is right for your space. Every instructor completes identity checks through Stripe, connects an Australian bank account and keeps a card on file. Those checks confirm who someone is. Whether they suit your room is your judgement. Qualifications, insurance and references are yours to check, and many owners ask to see an instructor's public liability certificate before approving them.
Your insurance and your lease. You need cover for the use of your space and equipment. Your broker is the right person to confirm your policy covers hiring the space out. If you rent your premises, check that your lease allows it.
Damage. The instructor is responsible for damage they or their clients cause, and any claim is settled directly between you and them.
Your approval. You can revoke it at any time. The room stays yours.
What does not change
Your own timetable, prices and clients. Your right to hire the space out however you already do: there is no exclusivity and no minimum. Your say over who comes in. And your costs, if nobody books: nothing.
What changes is that an hour you were paying for anyway now has a price on it, and a way for someone you have approved to use it.
What Trimio does not do
Trimio does not vet instructors, find them for you or promise that your hours will be used. It gives you a way to price the hours you are not using, open them to people you approve, and let a client's booking decide whether a session runs.
